Residential Home Inspections

What we Inspect and the Progression:

Single family homes

  • We start the inspection with the roof--checking the condition by walking the roof, viewing from gutter level, or with binoculars from the ground if conditions do not allow for safe access.
  • Inspect the exterior siding,windows, foundation, site conditions and water drainage systems.
  • The garage, attached or detached; we inspect the foundation, concrete flat work, exterior and interior walls, ceiling, electrical, doors and opener operations.
  • Main electrical panel is inspected by removing the front cover so wiring and breakers are visible.
  • Basement and/or crawl space is inspected next.  Where we look at the structure, plumbing, Water heater and heating and cooling systems.
  • After the lower floor is completed, we move to the main floor.  Where we inspect the kitchen lighting, outlets, cabinets, sink, and included appliances.
  • Next we go room by room, checking the structure, outlets, lighting, windows and doors.  the bathrooms are inspected as we move through this process, checking all the above plus plumbing fixtures.
  • We finish the inspection by looking inside the attic space.  The structure, insulation, venting, electrical are all assessed.

Condos & Town homes

Most of of these complexes are managed by an H.O.A. that over see the care and maintenance of the structure's exterior and grounds.     While we are more than happy to look for items that the H.O. A. is responsible for and may need to know about, the inspection focuses on what you are responsible for.

Components of these homes vary,( for example, condos do not have basements and town home may) but what we inspect and the progression of inspection is very similar to that of a single family home.

Reports

During the inspection notes are taken and entered into our hand held devices.  Upon completion, these notes are printed out in a multi-page report and a summary report.  The report and the itemized summary are explained at this time.  This way when we all leave the inspection you and your Realtor will have a clear understanding of what the report says.

Photos are taken of troublesome areas to help assist where just the spoken words may need clarification.  Pictures are sent via e-mail to you and your agent.

Not included in the inspection.

The NAHI standards of practice can help explain what is not included in the inspection.  Again, we are more than willing to look at and comment on these items as a courtesy.

Some items that are not included in a normal inspection include, but may not limited to, sprinkler systems, fencing, detached appliances, cosmetic items and concerns.
